BROKERS: PREFERRED SHOWING SERVICE
What’s Changed?
Beginning July 14, Metro MLS is introducing a Preferred Showing Service functionality in Flexmls that allows brokerages to set a default showing management platform across their entire office, streamlining how agents schedule and coordinate property showings. This provide brokerages with choice, efficiency and control in how they manage their workflows.
The selection you make determines the default showing service for managing showing appointments for all agents in your office.
Broker Preference:
- Aligned Showings
- Non-MLS Showing Service
- None
- ShowingTime
Brokers: Setting a Default Showing Service
Brokers will have the exclusive ability to determine their preferred setting. Brokers are automatically defaulted to Aligned Showings. If you prefer to use a different option than Aligned Showings, you must updated your account. The other options include ShowingTime, Non-MLS Showing Service and Other.
How to Set Your Preferred Showing Service
If you want to use Aligned Showings, no action is needed, as Flexmls already defaults you to the MLS-offered product.
However, if you, as a broker, want your office to use a different showing service, follow the steps below to set your default showing service:
1. Log in to Flexmls (met.flexmls.com).
2. Click on Menu and select General Preferences.

3. Click on the Integrations tab.
4. Under the Preferred Showing Service section, click the drop-down menu and select your preferred showing service.
5. Click Save to confirm your changes.

Agents: How to Update the Showing Service on Your Listings
Using a different showing service than your brokerage’s default? When adding a listing in Flexmls, agents can select Non-MLS Showing Service or None for an individual listing and include the showing instructions in the Private Remarks field.
Want to update exsiting listings? Below are the steps on how to update the showing service on your current listings to either Non-MLS Showing Service or None.
Steps to Updating Your Showing Service on Existing Listings
To easily identify the showing service used on your listings, in Flexmls, click Menu and then My Listings. Once your listings are displayed, on the List tab in the upper right corner, click the View drop-down menu and select Showing Service.

On listings where the showing service is set to your broker’s default showing service, edit that listing by clicking on the Additional Actions icon (arrow to the right of the MLS number) and then Edit Listing.

In the Change Listing screen, click Listing Information, then the Details tab and lastly the Showing Service field. Click the drop-down arrow to select a value of Non-MLS Showing Service or None. Click Save Changes in the top right corner to save your change.

FAQs
What does this mean when an agent enters a listing?
When entering a new listing, the showing service field will default to the showing service selected by the broker.
Can a brokerage select two showing services?
No. A broker can select only one showing service as the default for all office listings. Agents may choose Non-MLS Showing Service or None on an individual listing basis.
Are WIREX listings included in the showing service integration?
Do I need to update existing listings that were already using Aligned Showings?
No. Showing appointments for listings that were active prior to July 14, 2026, and were using Aligned Showings do not need to be manually updated.
Will the Aligned Showings icon still appear on listings?
Yes. Listings using Aligned Showings will continue to display the Aligned Showings icon under the Detail tab in Flexmls Search Results.
If a listing is using ShowingTime, the ShowingTime icon will appear on that particular listing.
How will showing agents receive notifications for my listings?
Showing agents will receive showing notifications through the showing service selected by the listing agent.
If your listing is using Aligned Showings, showing agents will continue receiving notifications through Aligned Showings.
Where will showing agents find additional showing instructions or access codes?
Additional showing instructions, including access codes, will be available through the listing agent’s selected showing service.
Showing Agents can access these details through:
- The link provided in their showing confirmation notification
- Their Aligned Showings Calendar appointment details
If the showing agent is using Aligned Showings, they will access the information the same way they do today.
If the showing agent is using ShowingTime, a link to access these details will be included in your confirmation notification and available within your ShowingTime Calendar appointment details.
How do I request a showing appointment?
Under the Flexmls Details tab, you will see the listing agent’s preferred showing service button. Selecting that option will send your showing request through the listing agent’s chosen showing service.
You will receive showing notifications based on the notification settings you have selected within your host showing service.
Will my Aligned Showings Calendar still show my appointments?
Yes. Regardless of the listing member’s preferred showing service, appointment details will continue to be available in your Aligned Showings Calendar.
Can I still create a tour or route of multiple showings?
Yes. When requesting a tour or multiple showing appointments using the three-dot menu on the Flexmls search results screen, you will continue to see the option to use the Aligned Showings Routes or ShowingTime ShowingCart feature, depending on what your default showing platform is.
