CMA means Comparable Market Analysis. It is a report that you can create to either show the comparable properties to a listing or to find the recommended price of a property according to the comparable properties to that listing. There are three types in Flexmls. Full CMA, Quick CMA, or Statistical CMA.

The Total Bathrooms field combines the number of Full Baths and Half Baths in a property. However, the Total Bathrooms field will only count 0.5 for Half Baths regardless of the number of them.

You can save an Agent Only Subscription within your Flexmls account to stay updated with listings automatically. This can be setup for recently sold listings in your neighborhood or office.

The Portal Preferences page in Flexmls allows you to customize settings and preferences for client Portals. This blog highlights some of the main options available.

Select My Sent E-Mails from the main Menu to easily view manual and subscription sent emails from Flexmls.

You can add open house information to your listing in Flexmls to gain additional exposure and interest to your property. Edit your listing to include the date, time and indicate if it will be an in-person or livestream event.

Creating a Subscription will allow Flexmls to email new or updated listings that meet a Search’s criteria. The process is explained and points to the Subscriptions and Portals in Flexmls Online Class.

A Subscription and Portal are similar features, but different ways for your client to view listings. It’s up to you and your client which option(s) you choose!

The polygon is for freehand drawing for irregular boundary lines. Using the polygon shape will allow you to see the results that might not be possible by using the search template or filter options alone.

The Expiration Date will show on a listing report, but only if you are logged in as the Listing Agent. The Expiration Date does not show for anyone else.

Is your client not getting your subscription emails from Flexmls? Check the Opt-In Status Report. To find the Opt-In Status Report clicking on Menu, under Contacts. It will show which contacts are receiving listing updates via email from their subscriptions.

While in a Quick Search, you can search by more than one Property Type at once. Choosing the Quick Search Template of 08 All Categories allows you to choose which Property Types to search by.
