Finding listings that are not Active With Offer in today’s low-inventory market can be difficult. Flexmls makes it easy to exclude those contingent listings from your searches, so you can only view Active listings.
Active With Offer means the property has an accepted offer. Meanwhile, the listing broker can still show the property and accept secondary offers. Unless you tailor your search in Quick Search to exclude contingent listings, these listings will appear with other Active listings.
To exclude contingent listings, start by clicking on Quick Search in Flexmls. On the Quick Search screen, select your desired property type. Then in the search preferences section, click on the Contingent field.
The field will expand, allowing you to click With Offer. You will then see Contingent of With Offer. Click on the word of in the phrase. It will automatically change to not of so the phrase will say, Contingent not of With Offer. Now, your search will exclude Active With Offer listings.
