It can be difficult to find listings that are not “Active with Offer” in today’s low-inventory market. But Flexmls® makes it easy to exclude those contingent listings from your searches, so you only view the active listings in Quick Search.

“Active With Offer” means the property has an accepted offer, but the listing broker is still showing the property and accepting secondary offers. These listings will appear in the active listings unless you tailor your search in Quick Search to exclude contingent listings.

Below is a step-by-step guide to removing contingent listings from your search in Quick Search.

Exclude Contingent Listings in Quick Search

First, start by visiting MetroMLS.com and clicking on FLEXMLS in the top left corner of the website under the “M” logo.

Once you are on the Flexmls® website, click on Quick Search. If Quick Search isn’t in your top menu bar, click on Menu and you will find Quick Search under the Search subheading.

Once you are on the Quick Search screen, select your desired property type. Then in the search preferences area, go down to “Contingent” and click on it. Once it is open, click on “With Offer.”

You will see that it says, “Contingent of With Offer.” Click on the word “of” in that phrase. It will automatically change to “not of” so the phrase will say, “Contingent not of With Offer.” Now, your search will exclude “Active with Offer” listings.
