We have tracked statistics in a variety of formats since the beginning of the MLS. Today, the monthly market reports are produced each month in-house by RapidStats courtesy of Markt. 

RAPIDSTATS MONTHLY MARKET REPORTS (NEW!)

The RapidStats Monthly Market Reports provide in-depth statistics and an accurate reflection on the current market. RapidStats is the in-house reporting and market analytics tool offered by Markt. You will find details on each report and a definitions section of key terms and calculations below.

MONTHLY LOCAL MARKET REPORT

• You will find single-page reports for 13 counties and over 25 cities or groups of municipalities of single-family and condominium properties in a compressed Zip folder.

MONTHLY METRICS REPORT

• Represents a monthly snapshot of the month and year-to-date figures of single-family and condominium properties in the four-county Milwaukee metropolitan area. The counties include Milwaukee, Ozaukee, Washington and Waukesha.

MONTHLY HOUSING SUMMARY REPORT

• Represents a monthly summary of single-family and condominium properties in the four-county Milwaukee metropolitan area. The counties include Milwaukee, Ozaukee, Washington and Waukesha.

KEY DEFINITIONS TO KNOW
• New Listings: The number of listings that are new during the month.
• Closed Sales: The number of listings that closed during the month.
• Pending Sales: The number of listings under contract at the end of the month. Under contracts means a property has an accepted offer.
• Days on Market Until Sale: The average Days On Market value for all listings that closed during the month.
• Median Sales Price: The median sales price of all listings that closed during the month.
• Average Sales Price: The average sales price of all listings that closed during the month.
• Percentage of Original List Price Received: The average sales to original list price ratio for all listings that closed during the month.
• Inventory of Homes for Sale: The number of listings in active status at the end of the month.
• Months Supply of Inventory: The number of active listings at the end of the month divided by the number of closed listings during the month.

10K MARKET INDICATOR REPORTS INCLUDED:
LOCAL MARKET UPDATES

Include single paged reports for seventeen counties and over twenty-five cities or groups of municipalities. The reports may be downloaded as a compressed  .Zip folder. The downloaded  .Zip folder, once unzipped, reveals one (1) or two (2) file folders: One (1) containing County Information for selected counties and one (1) containing Municipality Information for selected municipalities. You may print the reports or use them in your business or even on your website.

HOUSING SUPPLY OVERVIEW

Instead of just the most recent month these reports provide a look at the average number of monthly pending sales from the last twelve months. This removes the effects of seasonality (i.e. there are way more sales in June than there are in December) and makes it easier to compare month-to-month numbers.

MILWAUKEE MONTHLY MARKET INDICATOR

A free research tool from the Multiple Listing Service Inc. on the Milwaukee Regional Housing Market based off of activity in the 4-County Milwaukee Metropolitan Area.
