Steps for Excluding, Delaying, Withdrawing a Property from the MLS - METRO MLS Blog

The benefits of listing your residential property on the MLS are obvious. The most significant advantage of the MLS is free exposure. It also is a requirement that all residential listings be uploaded within 48 hours of the list date to FlexMLS, per MLS Rules. But if there is a specific reason for why you do not want the property entered in the MLS within 48 hours, you must submit a “Request to be Excluded” form.  

You need to fill out the form, including the initials of the seller(s) in the required sections of the contract, within 48 hours of the listing date. The form can be faxed to 414.778.6143 or emailed to admin@metromls.com with “Request to be Excluded” as the email’s subject. Metro MLS will invoice the fee of the request. 

Sellers also have the option to delay property showings. If you want it entered in the MLS, despite this stipulation, you have two options:  

  1. Enter the new listing using the Delayed Status. Enter the Start Showing Date as the soonest date it can be shown. It can be a maximum of 21 days from the listing contract date. Dates cannot be changed after they are determined.
  2. If the property is currently an Active listing in FlexMLS and cannot be shown, change the listing status to Withdrawn. Once the property is available for showings, change the status to Back on Market.

Withdrawing a listing is easy.Members can remove their listings by going to the Change Listing screen for the property and then selecting Withdraw Listing.  

Regardless of the property is active or withdrawn, Days On Market (DOM) will accumulate. Withdrawn is still an active listing type. Once a withdrawn listing is back to active status, the DOM that occurred while it was removed will be added to the listing’s total DOM.
