The Delayed listing status is in place to give sellers additional time to prepare their homes for showings. A property can be in Delayed status for up to 21 days. You can extend the start showing date if it does not exceed 21 days, but you can’t make a listing Active before the date indicated in Flexmls. You must contact Metro MLS (admin@metromls.com) to have the date adjusted.
A listing must be entered as Delayed from the start and requires the seller’s consent.
Additional Reminders for Delayed Listings
- No showings, such as agent previews, broker opens or public showings, can occur when a property is Delayed.
- Delayed listings are not included in IDX feeds by default. Only Active, Pending and Sold listings are distributed through IDX. However, a brokerage may choose to include its own Delayed listings in its IDX feed. Delayed listings have always been part of Virtual Office Websites (VOW) data feeds and will continue to be included.
- The listing agent can’t use Delayed status to create a pocket listing or circumvent other MLS policies or rules.
We have a Delayed listing status information page and a guide on entering a listing as Delayed available for members. If you entered the property as Active and it should be Delayed, withdraw it immediately. Then, copy the listing and add it as a new listing with the Delayed status set. Please contact Metro MLS (admin@metromls.com) to have the withdrawn listing removed.
